You Got an Offer! What Baldwin County Sellers Should Know

2 min read

Getting an offer on your home is exciting. It’s also a moment to slow down, read the details, and decide what works best for you. The offer price matters, but it’s only one part of the decision.

Look at the whole offer

Consider the proposed price alongside the buyer’s financing, requested concessions, contingencies, closing date, and possession terms. A higher offer may come with conditions or costs that affect your net proceeds. Your agent can help you compare the full terms and estimate what you may take away from each offer.

Understand the contingencies and deadlines

An offer may include deadlines related to inspections, financing, appraisal, or the sale of the buyer’s current home. These terms can affect how the transaction moves forward and what choices you may have if an issue comes up. Make sure you understand the dates and what each contingency means before responding.

Review earnest money and financing

Earnest money is part of the offer and can show a buyer’s commitment, but the amount alone doesn’t guarantee a smooth closing. Review it along with the buyer’s financing plan and any supporting information included with the offer. If you have questions about the buyer’s ability to close, ask your agent to walk you through what’s available.

Check the timing and possession details

Does the proposed closing date fit your plans? Will you need time after closing to move? Confirm when the buyer expects to take possession and whether that timing works for you. These details are easier to address before you accept than after everyone is working toward a closing date.

Pay attention to requested repairs, credits, and included items

Buyers may request repairs, closing cost assistance, or personal property to remain with the home. Read each request carefully. If something is unclear—or isn’t part of the agreement you want to make—talk it through with your agent before responding.

You have options

You can accept the offer, reject it, or make a counteroffer. A counteroffer can address price, timing, concessions, or other terms. Keep communication clear and put any agreed changes in writing through your agent. Until the required parties have signed the final agreement, keep discussing your options with your agent.

An offer is a starting point for a conversation. Take the time to understand the terms, ask questions, and choose the response that best fits your goals.

An offer can bring excitement—and plenty of questions. The Renee Marshall Team will take the time to walk you through each offer, explain the terms in a way that makes sense, and help you consider your options. You’ll have a knowledgeable team by your side as you decide what feels right for you and move toward closing.
