Preparing Your Baldwin County Home for Photos & Showings

You’ve decided to sell your home, you’ve talked through pricing, and now comes one of the most important steps before your listing goes live: getting your home ready to be seen.


In today’s market, buyers often meet your home online before they ever walk through the front door. Your listing photos, and the impression your home makes during those first few minutes of a showing, can have a big impact on whether a buyer wants to take the next step.


The good news? Preparing your home doesn’t necessarily mean expensive renovations or making it look like nobody lives there. It’s about helping buyers see the home—not all the stuff inside it.

Here’s how we recommend preparing your Baldwin County home for listing photos and showings.


1. Start With Less

One of the simplest ways to make a home photograph and show better is to remove some of what’s in it.

You don’t have to completely empty your rooms. Instead, think about creating a little more breathing room.

Clear excess items from countertops, remove extra furniture that makes rooms feel crowded, simplify shelves and décor, and pack away things you won’t need before moving.

Pay special attention to kitchen and bathroom counters. A few attractive items are fine, but buyers should be able to see the amount of usable counter space.

And remember: buyers open closets.

You don’t need perfectly organized closets, but an overstuffed closet can unintentionally make storage feel limited. Packing away off-season clothes and things you rarely use can make a noticeable difference.

  • Remove anything blocking natural light.

3. Give Every Room a Clear Purpose

Buyers shouldn't have to figure out what a room is supposed to be.

If the dining room has become an office, craft room, storage area and homework station all at once, simplify it. If a spare bedroom has slowly turned into the place where everything gets dropped, give it a purpose again.

You want buyers to walk through and immediately understand how the space can be used.

This is especially important for smaller rooms. The right furniture placement can make a room feel considerably more functional.


4. Handle the Little Repairs You've Learned to Ignore

When you live in a home every day, it's easy to stop noticing the little things.

A loose doorknob. A scuffed wall. A cabinet that doesn't close quite right. A missing switch plate. A dripping faucet.

Individually, these may be minor. But when buyers notice several of them during one showing, they can start wondering what else needs attention.

Before listing, walk through your home as though you're seeing it for the first time. Better yet, have someone else do it with you.

You may be surprised by what fresh eyes notice.


5. Don't Forget the Outside

The showing starts before buyers walk through the door.

In Baldwin County, our warm climate means landscaping can grow quickly, porches collect pollen and debris, and humidity can make exterior surfaces need a little extra attention.

Before photos, consider:

  • Mowing and edging the lawn.

  • Trimming overgrown landscaping.

  • Pressure washing where needed.

  • Sweeping porches and entryways.

  • Cleaning the front door.

  • Removing dead plants.

  • Putting away hoses, toys and tools.

  • Adding a simple, welcoming touch near the entrance.

You don't need elaborate landscaping. Clean, neat and maintained goes a long way.

And don't neglect the backyard. Buyers looking in Fairhope, Daphne, Spanish Fort and surrounding Baldwin County communities often value outdoor living, so patios, porches, pools and yards deserve just as much preparation as the inside.


6. Think About What Buyers Can Smell

This one isn't glamorous, but it's important.

We naturally become accustomed to the smell of our own homes. Pets, cooking, smoke, litter boxes and even strong fragrances can be distracting to someone walking in for the first time.

Clean fabrics and pet areas, empty trash cans, address the source of any odors and avoid trying to cover smells with heavy sprays or plug-ins.

A clean, neutral-smelling home is usually better than one that smells strongly of fragrance.


7. Prepare Differently for Photos Than You Do for Everyday Living

Listing photography is its own thing.

Your photographer may capture angles you don't normally notice, so things that seem insignificant in person can stand out in a photo.

Before photography, we typically recommend putting away:

toothbrushes and toiletries, dish soap and sponges, trash cans when practical, pet bowls and beds, refrigerator clutter, visible cords, laundry baskets, cleaning supplies and excess countertop appliances.

You can put everything back afterward.

The goal isn't to pretend nobody lives there. It's simply to keep the buyer's attention on the home itself.


8. Make Showings Easy on Buyers

Once your home is officially on the market, you won't need to recreate photo day every morning.

Instead, develop a quick routine.

Before leaving for a showing, make the beds, straighten pillows, clear the counters, open the blinds, turn on lights, put away dishes, take out the trash if necessary, and make sure pet areas are clean.

Then, if possible, give buyers some space.

Buyers generally feel more comfortable looking around, discussing the home and asking their agent questions when the seller isn't present.
