Before You Sell Your Baldwin County Home: 7 Things to Do First

Selling your home is a big decision, and once you start thinking about it, it’s easy to immediately notice everything you think needs to be fixed, painted, replaced, or updated.

Before you start spending money, stop.

One of the most valuable things you can do before preparing your Baldwin County home for the market is figure out which improvements actually matter to buyers—and which ones probably won’t give you your money back.


Here are seven things we recommend doing before putting that For Sale sign in the yard.


1. Find Out What Your Home Is Actually Worth

Online home-value estimates can be an interesting starting point, but they don't know your home the way a local real estate professional can.

Your home's value can be affected by recent sales in your neighborhood, current competition, condition, upgrades, lot, location and what buyers are currently willing to pay.

Before making any major decisions, get a realistic idea of your home's potential market value.


2. Don't Start Renovating Yet

This is a big one.

You may think you need new countertops, new flooring or a completely updated bathroom before selling. Sometimes an improvement makes sense. Other times, you could spend thousands of dollars on something a buyer would have preferred to choose themselves.

Before beginning a major project, talk with your agent about what buyers in your price range are actually expecting.

Sometimes clean, repaired and well-presented is much more important than completely remodeled.


3. Take Care of the Little Things You've Learned to Ignore

You know that cabinet handle that's been loose for two years?

Buyers will notice it. 😉

Walk through your home as though you're seeing it for the first time.

Look for dripping faucets, burned-out bulbs, loose hardware, scuffed walls, damaged screens, sticking doors and other small repairs you've gotten used to living with.

None of these things alone will make or break a sale, but together they can affect how well-maintained a home feels.


4. Start Decluttering Before You Start Packing

You don't have to turn your home into an empty showroom.

The goal is simply to help buyers see the home, rather than everything inside it.

Start with closets, countertops, garages and storage spaces. Donate things you don't plan to take with you and pack items you won't need before moving.

Bonus: you'll already have a head start when moving day arrives.


5. Don't Forget the Outside

In Baldwin County, outdoor living can be a big part of the lifestyle.

Take a good look at the first things a buyer will see: the lawn, landscaping, porch, driveway and front entrance.

Pressure washing, trimming landscaping, adding fresh mulch and cleaning up a porch can sometimes make a surprisingly big difference without requiring a huge budget.

You don't necessarily need expensive landscaping. You need cared-for landscaping.


6. Understand Your Competition

Your home isn't being considered in isolation.

Buyers may be comparing it with several other homes in Fairhope, Daphne, Spanish Fort or elsewhere in Baldwin County.

Before listing, look at what's currently available—not just what sold six months ago.

If another home offers more updates, a larger lot, a better location or a lower price, your positioning needs to account for that.

That's why pricing and presentation should be a strategy rather than a guess.


7. Talk to a Realtor Before You Think You're Ready

You don't need to have your house perfectly prepared before contacting an agent.

In fact, we'd rather talk to you before you spend the money.

A pre-listing conversation can help determine what should be repaired, what could be improved, what can be left alone and where your time and money will have the greatest impact.

And if you're still six months—or even a year—away from selling? That's okay too.

The earlier you have a plan, the easier the process can be.
